Mori Trust announced that it has formulated a new medium- to long-term vision, “Advance 2030,” and will make new investments of 1.2 trillion yen by FY2030.
The company formulated Advance2027 in 2016, targeting 230 billion yen in sales and 50 billion yen in operating income for FY2027. The company has achieved its goals for four consecutive fiscal years since FY 2019, and has set new goals for FY2030. The company aims to achieve 330 billion yen in sales and 70 billion yen in operating income.
The estimated sales for FY2023 are 90 billion yen for the leasing-related business, 63 billion yen for the hotel-related business, and 102 billion yen for the real estate sales business, with the target set at 100 billion yen each for FY2030.
Regarding hotel-related business, Miwako Date, president and representative director, introduced that “between 2016 and 2023, we have renovated and rebranded 900 rooms in existing hotels, opened 700 rooms in new hotels, and invested in a total of 2,000 rooms, including newly acquired ones.
He said, “Inbound travel has recovered rapidly this year and is approaching 2019 levels. According to the United Nations World Tourism Organization, the number of travelers is expected to increase from 1.4 billion in 2018 to 1.8 billion by 2030,” he said, adding that he expects the market to expand.
The company then pointed out that the “5Es,” which include entertainment, education, esthetics, and escapes, plus emotions, are the four Es required for a destination of choice for travelers from around the world. The company has been promoting the Luxury Destination Network initiative for some time and has acquired 25 hotel sites in addition to its existing 30 hotels,” he said.
The company is also actively working to attract international hotels to the area. “We have not only provided channels for overseas visitors, but we have also developed hotels with a story to match the location,” he said, introducing the “Shisui The hotel was renovated from the former Nara prefectural governor’s residence and opened in August of this year.
The company’s first Kyushu hotel project is the development of the Hotel Indigo Nagasaki Glover Street (scheduled to open in winter 2024-2025), which utilizes a building from the late Meiji period, as well as the renovation and remodeling of the Mampei Hotel in Karuizawa, which will celebrate its 130th anniversary next year (scheduled to open in summer 2024). Together with other projects, the company aims to add 2,000 rooms by 2030.
Other recent additions to the hotel portfolio include “Tokyo Edition Ginza” (scheduled to open within 2023) and “Laforet Hakone Gora Yunokeshi Ayakan” (scheduled to open January 19, 2024).
