Tokyo Midtown Yaesu, the third brand directly connected to Tokyo Station, finally opens. Bulgari Hotel Tokyo” to open for the first time in Japan on the top floor.

Mitsui Fudosan Co., Ltd. provided details of Tokyo Midtown Yaesu (2-2-1 Yaesu, Chuo-ku, Tokyo), a complex in front of Tokyo Station that will hold its grand opening on March 10.

The “Tokyo Midtown” brand follows Roppongi and Hibiya, and while the bus terminal (B2F) and commercial area partially opened earlier in September 2022, the commercial area will occupy the B1 to B3 floors, elementary school and certified children’s school the 1st to 4th floors, and office area the 7th to 38th floors. In addition, “Bulgari Hotel Tokyo,” the first hotel to open in Japan, is scheduled to open on April 4 on the 40th to 45th floors.

Mr. Masanobu Komoda, President and Representative Director of Mitsui Fudosan, stated that the Tokyo Midtown brand is based on the two themes of “age-friendly” to meet the changing needs of the times and “people-oriented” to play, work and live in Tokyo Midtown. The concept for Tokyo Midtown Yaesu is “Japan Presentation Field.

As mentioned above, this is not just an office building, but a “mixed-use” building that is unlike any other in the surrounding area, with a hotel on the top floor, a bus terminal, and school facilities on the lower floors, as well as direct access to Tokyo Station and the Yaesu underground shopping center, and a 15-minute drive to Haneda by car via the Metropolitan Expressway. It is positioned as a “mixed-use” facility that is not found in existing facilities in the surrounding area.

Mr. Komoda, who will finish his term as president at the end of this month, commented on the opening of the third building, Tokyo Midtown Yaesu, during his term of office, saying, “Real estate business moves over a span of 10 to 20 years. It just so happened that construction was completed during my term of office, and in a word, I am deeply moved. However, this is not the culmination of the Tokyo Midtown brand. We will continue to develop the project in the future,” he said.

In the Yaesu area, the Yaesu 1-chome East Area Project is scheduled for completion in 2025, and the Yaesu 2-chome Naka Area Project is scheduled for completion in 2028 or later. In the future, the Yaesu-Nihonbashi area will be further redeveloped as the gateway to Japan, with a promenade concept and plans for a new subway line to the waterfront area and Haneda Airport.
