Co-rent Iidabashi, a residence-integrated office that deducts rent on days you don’t go home.

Keio Corporation and Unito (Unito) will begin leasing Co-rent Iidabashi (27-1, Ohara 2-chome, Setagaya-ku, Tokyo) on March 1. The company has also begun accepting applications for tenants for this property.

Co-rent Iidabashi is a residence where “living” and “working” can be combined. Co-rent Iidabashi offers a “re-rent function” that adjusts rent based on the number of days lived, a space that can be converted into either an office or a residence depending on the living situation, and a flexible contract and facilities that allow tenants to move in as quickly as one month and as quickly as the same day.

By extending the relent function, which has been operated only for residences, to offices, the company will respond to the need for further transformation of the way people live.

The re-rent function is a new rent system in which rent is reduced based on the number of days not returned. By renting out rooms to short-term guests as a hotel on the days that tenants do not return, the rent for the days when the house is not in use can be saved. On days when residents do not return, their belongings are stored in a lockable storage room, cleaned by the management staff, and then rented out to guests.

The units will be cleaned again before the occupants return, so they can be accommodated as if they were in a regular hotel. The unit will be responsible for recruiting guests, and rent will be reduced on the day of relenting, regardless of whether or not there are guests.

In addition, the second floor of the property can be adjusted by moving movable furniture or dividing the space with curtains. The space can be flexibly converted to suit each use.
