Redevelopment of Shinagawa Station West Exit (Takanawa 3-chome), Seibu Real Estate’s building complex is scheduled to begin construction in FY2028. Hotel and the largest MICE facility in the district.

On December 22, Seibu Real Estate announced that the Tokyo Metropolitan Government has notified Seibu Real Estate of a change in the urban plan for the B-1 district, which is being promoted in conjunction with Keihin Electric Express Railway, Takanawa 3-chome Shinagawa Ekimae Urban Area Redevelopment Association, Urban Renaissance Agency, and Tokyu Land Corporation, to define a district for redevelopment promotion in the Shinagawa Station West Exit District.

The redevelopment consists of four districts: District A (scheduled to open in 2029), District B (scheduled to open in 2032), District C (scheduled to open in 2028), and District D (scheduled to open in 2030). Construction of District A, which is being promoted by Keihin Electric Express Railway and Toyota Motor Corporation, began on May 31, while construction of Districts C and D is scheduled to begin in FY2026.

Construction of the B-1 district, which will be led by Seibu Real Estate, is scheduled to begin in FY2028, with “Takanawa Forest Park” in the B-1-1 district (approximately 0.9 hectares) and a complex building with 4 underground floors and 31 floors above ground in the B-1-2 district (approximately 3.0 hectares). The site area is approximately 27,500 m2, the floor area ratio is approximately 740%, and the height is approximately 140 m.

The building will include offices, a hotel, and residences, as well as a commercial area and MICE facilities representing the Shinagawa Station West Exit area. In addition, a barrier-free pedestrian walkway will be constructed, extending the flow line in District A, which is closest to Shinagawa Station.
